Roofing in Chandler, AZ
Most of Chandler was built in a 20-year rush, and many of those tile roofs are now reaching the age when the underlayment needs work. We repair, inspect and replace roofs across Chandler from our office in neighboring Gilbert.

Roofing needs in Chandler
Chandler started as a ranch. Alexander J. Chandler, the first veterinary surgeon in the Arizona Territory, settled here in 1891, the town-site office opened in 1912, and the town was incorporated in 1920. For decades it stayed small: Chandler had 29,673 residents in 1980.
Then it boomed. By 2000 the population was 176,581, nearly six times the 1980 count, and the 2020 census counted 275,987. Intel, the city's largest employer with 12,000 workers, anchors a tech economy that drove much of that growth.
For roofing, that means a large share of Chandler's homes date from the late 1980s through the mid-2000s. Most have concrete tile, and many are now 20 to 35 years old. The tile often still looks good, but the underlayment beneath it is wearing out, so tile underlayment replacement is one of the most common jobs we do here.
Common roof types by era of homes
Here is what we usually find in Chandler, with examples drawn from public listing records:
- Late 1980s homes in north and west Chandler: a mix of shingle and tile. A 1987 home in Twelve Oaks near the Intel campus has composition shingles, while a 1987 home in Andersen Springs has tile.
- 1990s master-planned communities: concrete tile is standard. Ocotillo, with homes mostly from the 1990s and 2000s, and The Provinces, Clemente Ranch and Fox Crossing all show tile on listings.
- 2000s south Chandler: concrete tile on communities such as Fulton Ranch (begun 2005), Sun Groves, Cooper Commons and Valencia.
- Custom and estate homes: tile with flat sections. Listings in Whitewing at Krueger show a foam roof on one home and tile with hot-mopped flat sections on another.
- 55+ communities: Springfield (built 1996–2000) and Solera (2001–2005) have tile. Older Sun Lakes homes include foam and built-up flat roofs.
Why tile underlayment matters in Chandler
On a tile roof, the underlayment is the real waterproof layer. The tile shields it from sun and sheds most of the water, but heat slowly dries the underlayment out until it cracks and lets water through, usually at valleys, around penetrations and along the lower edges of the roof.
Since so many Chandler homes were built in the same 15–20 years, whole neighborhoods tend to reach this point together. A lift and relay replaces the underlayment and flashing and reuses the sound tile. It usually costs less than a full re-roof and keeps your home's original look. Our roofing cost guide explains how pricing works.
Monsoon and heat in Chandler
Chandler's average July high is 106°F, and the record is 119°F. The city averages about 9.20 inches of rain a year. Much of that falls during monsoon season, June 15–September 30, when storms bring strong wind, dust and short, heavy downpours.
Heat and UV do slow damage all year: shingles lose granules, foam coatings wear thin and exposed underlayment breaks down. Monsoon storms do fast damage: cracked and slipped tile, lifted shingles, debris in valleys and water forced past old flashing.
- Walk the yard after a storm and look for tile or shingle pieces
- Check ceilings, especially near valleys and skylights
- Clear debris from flat sections and scuppers so water can drain
- Schedule a roof inspection in spring, before the storms start
Permits and HOA approval in Chandler
Re-roofing inside Chandler city limits is regulated by the City of Chandler's building department, and requirements depend on the scope of the work. We confirm what your address needs before work starts and handle any permit the job requires.
Sun Lakes, just south of Chandler, is not part of the city. It is a census-designated place in unincorporated Maricopa County, so building permits there go through the county.
Most Chandler master-planned communities, including Ocotillo, Fulton Ranch and the gated neighborhoods in south Chandler, have HOAs. If you are changing tile color, profile or roof material, expect to need architectural approval first. We can give you the product details your HOA asks for. If you live in a townhome or condo, check your CC&Rs, since some associations handle roof replacement themselves.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
Do you serve all of Chandler?
Yes. We work throughout Chandler, from the north side near Tempe and Mesa to south Chandler near Sun Lakes and Queen Creek. Our office is in neighboring Gilbert.
What roof type is most common in Chandler?
Concrete tile on a sloped roof is the most common, since most Chandler homes were built from the late 1980s through the 2000s. Some older homes have shingles, and many homes have flat foam or coated sections over patios.
My Chandler home is about 25 years old. Does the roof need replacing?
If it is tile, probably not the tile itself. But the original underlayment beneath the tile is likely near the end of its life. An inspection will show whether you need repairs, a lift and relay, or a full replacement.
What is the difference between a re-roof and a lift and relay?
A re-roof replaces everything, including the roofing material. A lift and relay removes the existing tile, replaces the underlayment and flashing, and puts the good tile back. On a sound tile roof, a lift and relay usually costs less.
Do I need a permit to re-roof in Chandler?
Re-roofing inside city limits is regulated by the City of Chandler, and requirements depend on the scope of the work. We confirm what your job needs and handle any required permit.
Do you work in Sun Lakes?
Yes. Sun Lakes borders Chandler but is an unincorporated area of Maricopa County, so permits go through the county. Many older Sun Lakes homes have foam or built-up flat roofs, which we repair and recoat.
Do I need HOA approval in Ocotillo or Fulton Ranch?
Both are master-planned communities with HOAs. If you are changing color, tile profile or material, plan on getting architectural approval first. We can provide the product details for your application.
When is monsoon season in Chandler?
Monsoon season officially runs June 15–September 30. Storms bring wind, dust and heavy rain, and they cause most of the tile and shingle damage we repair.
What should I do after a monsoon storm damages my roof?
Take photos from the ground, check ceilings for stains, and avoid climbing on the roof. Then call us at 602-548-3770 during office hours. If we don't answer, leave a message and we'll return your call within 24 hours.
Do you repair flat and foam roofs in Chandler?
Yes. We repair and recoat spray foam roofs and handle flat roofs and elastomeric coatings on homes and commercial buildings.
How much does a new roof cost in Chandler?
Every roof is different, so the price comes from an inspection. Our roofing cost guide explains the main factors, including size, material, pitch and decking condition.
Do you offer financing?
Yes, financing is available. Ask about it when you get your estimate.
Do you do commercial roofing in Chandler?
Yes. We work on offices, retail, industrial and multi-family buildings, including flat roofs, foam and coatings.
