Where Gilbert started

Gilbert grew up around a rail line. In 1902, William "Bobby" Gilbert provided land to the Arizona Eastern Railway for a route between Phoenix and Florence, and the town that formed there was incorporated on July 6, 1920. For years it was a farming town known as the hay shipping capital of the world.

Today the Heritage District is the heart of Downtown Gilbert. As late as 1980 the town had fewer than 6,000 residents, so the neighborhoods closest to downtown hold some of Gilbert's oldest homes alongside much newer ones.

A wide range of home ages

Homes listed in and near the Heritage District show build years from 1960 to 2023, with most falling between the early 1980s and late 1990s. That spread means two houses a block apart may have roofs of completely different types and ages. A few examples from listings:

  • A 1960 home on N Palm St
  • Homes from the 1980s, including listings built in 1982 and 1985
  • 1990s subdivisions, with listings built from 1994 to 1998
  • Homes from 2004 and 2008
  • New infill homes from 2020–2023, including on W Brooks St and S Hawk Ln

Older homes: what to expect on the roof

We haven't verified which roof types are typical in the district, so we don't assume. Across the Valley, homes from the 1960s through the 1980s commonly have asphalt shingles, low-slope sections, or tile added in a later re-roof. Older homes may also have been re-roofed more than once, sometimes with a new layer laid over an old one.

Layered roofs add weight and hide problems in the deck, so a re-roof on an older home usually means tearing off down to the wood and fixing any damage. Our sloped roofs and flat roofing pages explain the options for each roof shape.

Newer infill homes

Several new homes have gone up near downtown in the last few years, including listings from 2022 and 2023. Roofs on these homes are just starting their service life. The main jobs for now are checking for installation issues, replacing any tiles or shingles damaged by storms, and watching the flashing where roof planes meet walls.

If you're buying a new infill home, an early roof inspection can catch small issues while they're easy to fix.

Design rules near downtown

Some historic and downtown areas have design guidelines for how buildings look. We haven't confirmed whether any apply to homes in or near the Heritage District, so before you change your roof's material, color or profile, check with the Town of Gilbert and any HOA you belong to.

If your home is in one of the 1980s or 1990s subdivisions near downtown, your HOA documents may also include roof rules. Ask before you commit to a new look.

Getting help from a Gilbert roofer

Monsoon season, June 15–September 30, tests every roof downtown, whether it's 60 years old or brand new. After a big storm, look for missing shingles or tiles, debris on flat sections and new ceiling stains, and see our storm damage repair page if something looks wrong.

Frequently asked questions

Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.

When was Gilbert founded?

Gilbert traces its start to 1902, when William Gilbert, known as Bobby, provided land for a rail line between Phoenix and Florence. The town was incorporated on July 6, 1920.

How old are homes near the Heritage District?

Listings in and near the district range from 1960 to 2023. Most dated listings fall between the early 1980s and late 1990s, with new infill homes mixed in.

What kind of roofs do older downtown Gilbert homes have?

It varies, and we haven't seen a verified breakdown, so we identify your roof during an inspection. Older homes may have shingle, low-slope or tile roofs, and some have been re-roofed more than once.

Are there historic design rules for roofs downtown?

We haven't confirmed any rules that apply to homes. Check with the Town of Gilbert and your HOA, if you have one, before changing your roof's look.

Do you work on flat roofs on older homes?

Yes. We work on flat roofs, spray foam and elastomeric coatings as well as tile and shingle roofs.

Should a new infill home's roof be inspected?

It's a good idea in the first few years, especially after a monsoon season. Small installation or storm issues are easier to fix early.

Can you remove multiple layers of old roofing?

Yes. When we re-roof an older home, we typically tear off down to the deck so we can inspect and repair the wood before new roofing goes on.
