Finley Farms roof repair and replacement
Finley Farms homes date to the mid-1990s, and some combine a tile roof with flat built-up sections. Both parts of the roof are now old enough to need a careful look.

The short answer
Integrity Roofing repairs and replaces both tile and flat roofs on Finley Farms homes in Gilbert. Homes here were built around 1996–1997, so original tile roofs are close to 30 years old and well past the typical life of felt underlayment, and flat built-up sections need their own upkeep. Two roof types on some Finley Farms homes
Most Finley Farms listings show a tile roof, but at least one lists the roof as built-up and tile. That combination usually means a pitched tile roof over most of the house with a flat, low-slope section somewhere, often over a patio, porch or part of the living space.
The two systems age differently. Tile roofs depend on the underlayment beneath them, while a built-up flat roof is exposed directly to the sun and needs periodic coating or replacement. If your home has both, plan for both.
Tile roofs at nearly 30 years
Builders here included Jackson Properties and Morrison Homes, and listings show homes from 1996 and 1997. An original tile roof from those years is about 28–30 years old. Felt underlayment typically lasts about 20–25 years in Arizona, so original underlayment here is past its expected life.
If your roof has never been re-felted, it is worth having it inspected even if nothing is leaking yet. When the underlayment is worn, an underlayment replacement, where the tile comes off, new underlayment goes down and sound tile goes back on, is the usual fix. See our tile roofs page for details.
Caring for flat built-up sections
A built-up flat roof is made of layers of roofing material that are exposed to full sun all day. Over time, the surface dries out, blisters and cracks, and water can pond in low spots. These sections usually need recoating or replacement more often than tile.
Common options for a flat section include a new flat roof system, spray foam, or an elastomeric coating on a roof that is still sound. The right choice depends on the condition of what is there now.
Where the flat roof meets the tile
The joint between a flat section and a tile roof is one of the most common leak spots on homes like these. Water from the tile slopes drains onto the flat area, and if flashing or the transition has aged, it can find its way inside.
- Stains on ceilings near the patio or back wall
- Standing water on the flat section a day or more after rain
- Cracks, blisters or bare spots on the flat roof surface
- Loose or rusted flashing where the two roofs meet
- Debris piled up where tile drains onto the flat area
North and South associations
The Town of Gilbert lists both a Finley Farms North HOA and a Finley Farms South HOA, and the community includes sub-parcels such as Parkside at Finley Farms. Check which association covers your home before planning roof work that changes the look of the house.
We don't have either association's roof guidelines. Repairs that match the existing tile usually don't change the home's appearance, but color or style changes may need approval.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
When were Finley Farms homes built?
Listings show homes built in 1996 and 1997. That makes original roofs about 28–30 years old.
Do Finley Farms homes have flat roofs?
Most have tile roofs, but at least one listing shows a built-up roof along with tile, which points to flat sections on some homes. Check your own home or ask us to look.
Is my Finley Farms tile roof past its underlayment life?
If it still has its original underlayment, very likely. Felt under tile typically lasts about 20–25 years in Arizona, and these roofs are nearly 30 years old.
How often does a flat built-up roof need attention?
Flat roofs take direct sun all day and usually need recoating or replacement more often than tile. An inspection shows whether yours needs a coating, repairs or replacement.
Can you coat my flat roof instead of replacing it?
If the existing roof is still sound, an elastomeric coating or foam recoat can extend its life. If it is badly damaged or holding water, replacement is usually the better choice.
Why does my patio ceiling leak during monsoon storms?
On homes with both tile and flat sections, the transition between them is a common leak point. Heavy monsoon rain sends a lot of water onto the flat area at once and tests any weak flashing.
Which HOA covers Finley Farms?
The Town of Gilbert lists a Finley Farms North HOA and a Finley Farms South HOA. Your closing papers or HOA statements will show which applies to you.
What does a roof replacement cost in Finley Farms?
Every roof is different, and homes with both tile and flat sections have more variables. Our Roofing Cost Guide explains the main cost factors.
Are you available on Saturdays?
No. We work Monday through Friday, 7 am to 5 pm. Leave a message over the weekend and we'll return your call within 24 hours.
