Roofing for Red Mountain Ranch homes
Red Mountain Ranch grew up around a Pete Dye golf course that opened in 1986, in the shadow of Red Mountain in northeast Mesa. Many of its tile roofs have been overhead for decades, and the hidden layer beneath them deserves attention.

The short answer
Integrity Roofing repairs, re-felts and replaces tile roofs in Red Mountain Ranch. The country club opened in 1986 and listings include homes from the 1990s, so many roofs here are likely old enough that the original underlayment beneath the tile needs replacing. Roof age in Red Mountain Ranch
The Red Mountain Ranch Country Club course opened in 1986, and a UDC Homes listing from 1994 shows a concrete tile roof. We have not seen a verified range of build years for the whole community, so we will not guess at your home's exact age. Your closing papers or county records will tell you.
What we can say is that a house from the late 1980s or 1990s has now spent 30 or more summers under Arizona sun. If the roof has never had underlayment work, it is very likely due.
What 30 years of sun does to tile underlayment
Concrete tile sheds most rain, but it is not waterproof by itself. The underlayment beneath it does the real waterproofing. Traditional felt in Arizona heat often lasts about 20–25 years before it turns brittle, cracks at fold lines and starts to tear around fasteners.
From the street, a roof with failed underlayment can look perfect. The first sign is often a stain on the ceiling after a heavy monsoon rain, by which time the decking may have been wet for a while. That is why we recommend an inspection for older roofs even when nothing seems wrong.
Your options when the underlayment is worn out
Most Red Mountain Ranch homes with sound tile are good candidates for a lift and relay. We take the tile off, replace the underlayment and flashings, check the decking, and put the tile back with replacements for any broken pieces.
- Lift and relay (re-felt): keeps your existing tile and your home's look.
- Full replacement: new tile and underlayment, useful when tile is badly damaged or no longer matches.
- Targeted repair: for a roof with a localized problem and plenty of life left.
See tile roofs and roof replacement for details.
Golf course lots and mountain views
Red Mountain Ranch is built around a private 18-hole course, and many homes enjoy views toward Red Mountain and the Usery Mountains. Homes along fairways can take the occasional golf ball strike, which can crack a tile without anyone noticing.
A cracked tile on its own may not leak right away, but it lets more sun and water reach underlayment that is already aging. If your home backs onto the course, a quick look at that side of the roof each year is worth it.
Working with the HOA
Red Mountain Ranch has an HOA. We did not find published roof rules for the community, so check your CC&Rs or ask the association before replacing tile with a different color or profile. A re-felt that puts your original tile back generally keeps the look the same, but it never hurts to confirm.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
When were homes in Red Mountain Ranch built?
We have not verified a full build-year range. The country club course opened in 1986, and a sample listing shows a home built in 1994. Check your own property records for your home's exact year.
What roof type is common in Red Mountain Ranch?
Concrete tile is documented on a 1994 listing and is typical of the era. We confirm the roof type during every inspection.
My tile looks fine. Why would I need roof work?
The tile may be fine, but the underlayment under it often lasts only about 20–25 years in Arizona. On a home from the 1990s, original underlayment is likely past that point even if the tile looks good.
What is the difference between a re-felt and a new roof?
A re-felt replaces the underlayment and flashings and reuses your existing tile. A new roof replaces the tile too. A re-felt is often the better value when the tile is in good condition.
Can golf balls damage my roof?
Yes, a direct hit can crack a concrete tile. Homes along the fairways should have that side of the roof checked periodically.
Do I need HOA approval for roof work in Red Mountain Ranch?
Check with your HOA before any work that changes the roof's appearance. Reusing your existing tile on a re-felt usually keeps the look the same.
How long does a lift and relay take?
It depends on the size and complexity of the roof. We will give you a time frame with your estimate.
Is financing available?
Yes. Ask about financing options when we give you your estimate.
What if I call and nobody picks up?
We are in the office Monday to Friday, 7 am to 5 pm. If we don't answer, leave a message and we'll return your call within 24 hours.
