Which Chandler Heights this page covers
The name gets used three ways. Chandler Heights Road is an east-west arterial in south Chandler, south of Ocotillo Road. Chandler Heights Estates is a subdivision inside the City of Chandler, ZIP 85249. And the original Chandler Heights is a separate historic community about 11 miles southeast of Chandler.
This page is about the first two: homes in south Chandler along the Chandler Heights Road corridor, and Chandler Heights Estates in particular.
A note on the historic Chandler Heights
The historic Chandler Heights was founded by Dr. A.J. Chandler as a citrus farming community, with development beginning in 1928 around a Spanish Colonial plaza of stucco homes with red tile roofs. It sits near the base of the San Tan Mountains and is not part of the City of Chandler. Its old 85227 ZIP code was retired, and addresses there now use Queen Creek.
We serve Queen Creek too, but if you live in that area, our Chandler pages won't describe your neighborhood's history or housing.
Chandler Heights Estates roofs at 25 years
Listings date Chandler Heights Estates homes to around 2000–2001, built by Hancock Homes and, in Phase 2, Centex. They were finished with concrete tile, which holds up well, over felt underlayment that typically lasts about 20–25 years in Arizona.
That puts the neighborhood at the turning point. One listing notes a 2001 home that had its roof replaced in 2021, and we expect more owners to face the same decision over the next few years.
Signs your south Chandler roof needs work
Underlayment problems hide under the tile, so look for indirect clues.
- Stains or bubbling paint on ceilings, especially after heavy rain
- Tiles that have slid down, cracked or gone missing
- Dark, brittle felt visible at the eaves or where tiles have slipped
- Rusted or lifted flashing around chimneys and vents
- A musty smell in the attic
Our approach to tile roofs here
We begin with a roof inspection, including photos you can review. If the felt is mostly sound, a targeted repair may be enough.
If it's failing broadly, we recommend a tile underlayment replacement: remove the tile, install new underlayment and flashings, then reset your tile. A full replacement is the option when the deck is damaged or the tile can't be reused.
Monsoon storms at the edge of the city
South Chandler's open land lets monsoon winds build speed before reaching homes. Between June 15 and September 30, dust storms and gusty downpours can loosen tile and push water under worn felt.
After a storm, check for broken tile around the house and new ceiling stains. Our storm damage repair service can document the damage and fix it.
