Why your parcel's build year matters
San Tan Ranch was built over almost two decades, roughly 1995–2014 according to subdivision data, by several builders including Fulton Homes, KB Home, Richmond American Homes and Ryland Homes. Listings in the older parcels show homes from 1999 and 2001, while later parcels came along years after that.
That spread means there is no single answer to how old the roofs are here. Before you plan anything, find your home's build year on your closing papers or the county assessor record, and ask whether a previous owner ever had the roof redone. A 2001 home on its original roof is in a very different spot than a 2012 home.
What 25 years of Arizona sun does under the tile
The concrete tile you see from the street is rarely the weak point. The real waterproofing is the felt underlayment beneath it, and in our climate felt usually lasts about 20–25 years before heat and UV leave it brittle and cracked. For the 1999–2001 homes here, that window has arrived.
Failing underlayment often hides until a heavy storm finds a gap. Watch for these warning signs:
- Water stains on ceilings after a monsoon rain
- Slipped, cracked or missing tiles, especially along the eaves
- Bits of dark, crumbly felt in gutters or on the patio
- Daylight visible through the roof deck from the attic
- Musty smells in the attic during summer storms
Repair, re-felt or full replacement
Not every San Tan Ranch roof needs the same fix. A newer home with a few cracked tiles may only need a targeted repair. An older home whose felt is breaking down is usually a candidate for an underlayment replacement, where we lift the tile, install new underlayment and flashing, and relay the sound tile.
When many tiles are broken or the deck has water damage, a full roof replacement can make more sense. We explain which option fits your home and why, and you can read more about tile systems on our tile roofs page.
Getting ready for monsoon season in 85297
Arizona's monsoon season runs June 15–September 30, and south Gilbert gets its share of sudden wind and hard rain. Strong gusts can lift ridge and edge tiles, and blowing debris can crack tile or clog valleys so water backs up under the roof.
The best time for a check-up is spring, before storms start. After a big storm, walk around the house and look for tile pieces on the ground or new stains inside, then call us for a look if anything seems off. Our storm damage page explains what to document.
Roof work and the San Tan Ranch HOA
San Tan Ranch is an HOA community, and at least one listing names Vision Community as the management company. Many Gilbert associations ask homeowners to get architectural approval before changing roof color or tile style, so check with your association before you commit to a new look.
An underlayment replacement that reuses your existing tile usually keeps the roof looking the same. If new tile is involved, we can give you the product details your HOA may ask for.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
How old are the roofs in San Tan Ranch?
It depends on the parcel. The community was built roughly 1995–2014, and sampled listings in older parcels show homes from 1999 and 2001. Check your home's build year and whether the roof has been replaced since.
What kind of roofs do San Tan Ranch homes have?
The listings we reviewed all show tile roofs. Tile itself lasts a long time, but the underlayment beneath it wears out much sooner in Arizona heat.
My home is in a newer San Tan Ranch parcel. Should I worry about my roof yet?
Probably not about underlayment, but periodic inspections still help. Cracked tiles, loose flashing and clogged valleys can cause leaks on any roof, new or old.
Does the San Tan Ranch HOA need to approve roof work?
We don't have the association's roof rules on file, so check with your HOA or its management company. Changing tile color or style often needs approval in Gilbert communities, while like-for-like repairs usually do not.
Can my existing tile be reused during an underlayment replacement?
Usually, yes. We lift the tile, replace the underlayment and flashing, and relay the tiles that are still sound. Any broken pieces get swapped for matching tile if we can source it.
How long does felt underlayment last under tile in Gilbert?
Felt underlayment typically lasts about 20–25 years here. Heat, UV exposure that reaches through gaps, and monsoon water all speed up the aging.
How much does roof work cost in San Tan Ranch?
Every roof is different, so the price depends on size, pitch, tile condition and the work needed. Our Roofing Cost Guide explains the main factors, and an estimate gives you a number for your home.
Are you open on weekends?
No. Our office is open Monday through Friday, 7 am to 5 pm, and closed Saturday and Sunday. Leave a message any time and we'll return your call within 24 hours.
Is Integrity Roofing local to Gilbert?
Yes. Our only office is at 16308 E Fairview St in Gilbert, and we have served East Valley homeowners since 1993.
