Roofing in Dobson Ranch

Dobson Ranch opened its first model home in October 1973, and most of its houses date from the 1970s and 1980s. After 40 to 50 years, every roof here has its own history, and that history shapes what it needs next.

The short answer

Integrity Roofing repairs and replaces tile, shingle and flat roofs in Dobson Ranch, the west Mesa master-planned community built from 1973 to 1999. With most homes now 35–50 years old, many roofs have likely been redone at least once, and any original or first-generation roofs and underlayment are well past their service life. Call 602-548-3770 to have your roof looked at.

Start by finding out what is on your roof now

In a community this old, you cannot assume a roof is original. Dobson Ranch has about 5,000 homes built between 1973 and 1999, and over five decades many have been reroofed, added onto or patched by different owners. Valley homes of the 1970s and 1980s commonly had concrete tile or asphalt shingle on pitched roofs, sometimes with flat sections, but we have not verified a community-wide mix.

The first step is to learn what you have: the roof material, when it was last replaced, and what is under it. Purchase disclosures and old permits can help. If there is no paperwork, a roof inspection answers those questions.

Asphalt shingle roofs in west Mesa

Shingles wear faster in Arizona than in cooler climates. Constant UV breaks down the asphalt and the granules that protect it, and summer heat speeds up the process. Signs a shingle roof is near the end include bare spots where granules have washed off, curling or cracked shingles, and granules collecting in gutters.

If your Dobson Ranch home has shingles, regular checks and prompt repair of lifted shingles after monsoon wind help it reach its full life. When it is time, we can replace it. See asphalt shingles for more.

Tile roofs that have reached middle age

On tile homes, the tile itself may be decades old and still serviceable. The underlayment is a different matter. Felt usually lasts about 20–25 years under Arizona tile, so a home from the 1970s or 1980s that has never had a re-felt is well overdue.

A lift and relay replaces the underlayment and flashings and reuses tile that is in good shape. Older tile can be brittle, so we handle it carefully and replace broken pieces with the closest match available.

Flat roofs, additions and patio covers

Older homes often gain a family room, enclosed patio or carport over the years, and those additions are frequently built with low-slope roofs. The joint between an addition and the original roof is one of the most common leak points we see on homes this age.

Foam roofs need recoating every several years, and other flat roof materials need periodic checks of seams and drains. If water ponds on your flat section after a storm, or the surface looks cracked or chalky, see flat roofing and foam roofing.

Decking and structure on 40-plus-year-old homes

When a roof has leaked slowly for years, the plywood or plank decking underneath can rot or delaminate. On a reroof of an older Dobson Ranch home, we check the deck as the old materials come off and replace damaged sections before the new roof goes on.

We also look at ventilation. Poor attic airflow makes homes hotter and shortens roof life, and older homes sometimes have fewer vents than current practice calls for.

Lakes, trees and monsoon wind

Dobson Ranch has seven man-made lakes, a city golf course and plenty of mature trees. Those trees are part of the neighborhood's appeal, but they drop leaves into gutters and valleys and can scrape roofs in high wind.

  • Trim limbs back from the roof before monsoon season (June 15–September 30).
  • Clear gutters and valleys of leaves so water drains freely.
  • After a strong storm, check for lifted shingles, shifted tiles or debris on flat sections.

Frequently asked questions

Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.

How old are the homes in Dobson Ranch?

Dobson Ranch was built from 1973 to 1999, and most homes date from the 1970s and 1980s. That makes many of them 35 to 50 years old.

What roof types are found in Dobson Ranch?

Valley homes from this era commonly have concrete tile or asphalt shingle pitched roofs, sometimes with flat sections, but we have not verified the mix in Dobson Ranch. We identify your roof type during the inspection.

Has my Dobson Ranch roof already been replaced?

Many homes of this age have been reroofed at least once, but not all. Check your disclosures or permits, or have us inspect it to see what is there and how old it looks.

Can a 1970s tile roof be saved?

Often the tile can be reused with a lift and relay that replaces the worn underlayment. Older tile can be brittle, so we evaluate it first and replace broken pieces.

Why does my addition leak where it meets the house?

The joint between an addition and the original roof depends on flashing and careful detailing. On older homes this is a frequent leak point and usually needs to be rebuilt rather than caulked.

How long do asphalt shingles last in Mesa?

Shingles wear faster here than in cooler climates because of UV and heat. Lifespan depends on the product, ventilation and color; an inspection tells you where yours stands.

Do I need HOA approval to reroof in Dobson Ranch?

Dobson Ranch has an HOA, so check with it before changing roof material or color. We can provide product information for any approval request.

Do you check the roof deck during a reroof?

Yes. We inspect the decking once old materials are removed and replace rotted or damaged sections before installing the new roof.
