Roof help for a 55+ community
Trilogy at Power Ranch is an age-restricted active-adult community for residents 55 and older, built by Shea Homes under its Trilogy brand. It has its own HOA, separate from the larger Power Ranch community around it.
Roofing here isn't different in materials, but it often is in how people want to work. Many homeowners prefer clear written findings, photos of what we saw, and time to talk it over with family before deciding. We're glad to work that way.
Early-2000s tile roofs at the 20-year mark
A home in Trilogy Unit 4 built in 2002 shows a tile roof, which is typical of the community. At more than 20 years old, those roofs are entering the period when felt underlayment commonly wears out in Arizona.
The tile can still look good from the street. The trouble is underneath, where heat has dried the felt until it cracks. A roof inspection checks the eaves, valleys and areas around vents for brittle underlayment and gives you a clear picture before any leak appears.
Please stay off the ladder
Falls from ladders and roofs are a serious risk at any age, and tile is slippery and easy to break underfoot. There's no need to climb up to check after a storm. Look from the ground, check your ceilings and attic access, and let us do the climbing.
- Look for tiles out of place from the yard or street
- Check ceilings for new stains or bubbling paint
- Listen for dripping in the attic or walls during rain
- Note any debris on the roof you can see from the ground
Bringing family into the decision
A roof replacement or underlayment project is a big decision, and many Trilogy homeowners like to include adult children or a trusted friend. You're welcome to have someone join the walk-through or the estimate visit, in person or on speakerphone.
We'll explain the options in plain language: repair what's damaged, replace the underlayment and reuse your tile, or replace the roof entirely. We'll also tell you when a roof doesn't need work yet. Financing is available if you ask during the estimate.
Private community access and HOA review
Trilogy at Power Ranch is a private community. When you call to schedule, give us any entry instructions we'll need so our crew can arrive on time.
The Trilogy HOA is separate from Power Ranch, and we haven't reviewed its roof guidelines. Check with the association before changing tile color or style. Like-for-like repairs usually need less review than a new look.
Planning around summer travel and monsoon season
If you travel during the summer, schedule a roof check in spring before you leave. Monsoon season runs June 15–September 30, and a small leak in an empty home can do a lot of damage before anyone notices. Ask a neighbor or family member to check ceilings after big storms while you're away.
To book a visit, call 602-548-3770 weekdays between 7 am and 5 pm. If we don't answer, leave a message and we'll return your call within 24 hours.

Is Trilogy part of the Power Ranch HOA?
No. Trilogy at Power Ranch has its own HOA, separate from the main Power Ranch community association.
How old are the roofs in Trilogy at Power Ranch?

Share your entry instructions when you phone to book, and our crew will use them on the day of the visit.
Do I need HOA approval for roof work in Trilogy?
Check with the Trilogy HOA before changing tile color or style. We haven't reviewed its rules, but we can provide product details for your request.
What should I do before leaving for the summer?
