Settler's Point is not Settlers Crossing
Settler's Point and Settlers Crossing are both in Gilbert's 85296 ZIP code, and the names are easy to mix up. They are separate subdivisions built at different times. This page is about Settler's Point, where sampled Parcel B homes date to 1996–1997.
The builder is listed as unknown in the listings we reviewed, but the roofs are tile. If you are not sure which subdivision you are in, your closing papers or HOA statements will say.
Which association covers your home
The Town of Gilbert lists several associations here: the Settlers Point Owners Association and Settler's Point South Phase 1 and Phase 2. Parcel B listings show a Devon HOA. Each association may have its own approval process.
We don't have any of their roof guidelines. Before changing tile color or style, find out which association your home belongs to and check with it directly.
Roof age and what neighbors are doing
Original roofs on 1996–1997 homes are now about 28–30 years old. Felt underlayment under tile typically lasts about 20–25 years in Arizona, so many original roofs here are past that point.
Listings show homes in Settler's Point being re-roofed. One home on E Devon Dr had a new roof in 2024. We did not do that job, but it reflects what roofs of this age commonly need.
How an underlayment replacement works
Most Settler's Point roofs that need work are good candidates for an underlayment replacement rather than all-new tile. Here is the usual sequence:
- Tile is removed by section and stacked on the roof or ground
- Old underlayment is torn off and the deck is inspected
- Damaged deck boards are replaced
- New underlayment and flashing are installed
- Sound tile is relaid, and broken pieces are replaced with matching tile when available
- The site is cleaned and we walk the job with you
Before monsoon season in central Gilbert
Arizona's monsoon lasts June 15–September 30 each year. Aging underlayment is most likely to show itself during a hard, wind-driven rain, so spring is the best time to have a nearly 30-year-old roof looked at.
If storms have already caused damage, see our damaged roof page, and call us for a roof inspection. For smaller problems, our repair and maintenance work may be all you need.
What to ask any roofer before you sign
Whichever company you call, a few questions help you compare bids fairly and avoid surprises partway through the job.
For reference, our license is ROC #096629, and you can read what homeowners say on our reviews page.
- What is your Arizona ROC license number, and is it active?
- Are you bonded and insured?
- Will you reuse my tile, and how will you handle broken pieces?
- What happens if you find damaged decking?
- Who will be my contact while the work is underway?
