Roofing in The Islands
The Islands is a west Gilbert lake community whose first homes went up in 1986. Before you plan roof work here, it helps to know whether the roof is yours or your HOA's.

The short answer
In The Islands, the HOA covers exteriors and roofs for townhomes and patio homes, while single-family homeowners are responsible for their own roofs. Integrity Roofing repairs and replaces roofs for Islands homeowners, and many homes here date to the late 1980s, so original tile underlayment is long past its usual lifespan.

First, find out who owns the roof
The Islands Community Association handles roofing differently depending on the type of home. For townhomes and patio homes, the HOA covers the exterior, including the roof. For single-family homes, the association covers common areas only, and the roof is the owner's responsibility.
If you live in a townhome or patio home and notice a leak, report it to the HOA rather than hiring a roofer yourself. If you own a single-family home, the decisions and the scheduling are yours, and that's where we come in.
Single-family homes from the late 1980s
The first homes at The Islands were finished in 1986, and the community was built out in phases after that. A large share of homes date to the late 1980s, which puts original roofs at 35 years or more.
Tile itself often outlasts that, but felt underlayment usually lasts about 20–25 years in Arizona heat. If your roof has never been re-felted or replaced, the underlayment has likely become brittle, and leaks during monsoon storms are a common result. Many homes here have likely had roofs redone already, so it's worth checking your home's records.
Spanish-style tile and the Islands look
Many homes in The Islands are Spanish-style with tile roofs, and a 1987 home in the Windhaven section confirms tile. That look is a big part of the neighborhood's character along the water.
When underlayment fails but the tile is still sound, we can lift the tile, lay new underlayment and put the same tile back, so the house looks just as it did. When tile is broken or a profile is no longer available, we look for the closest match and explain your options before work begins. Learn more about tile roofs.
Signs a 1980s tile roof needs attention
Older roofs give warning signs before a major failure. These are the ones worth acting on:
- Water stains on ceilings, especially after summer storms
- Cracked, slipped or missing tiles along the eaves
- Dark, crumbling underlayment visible between tiles
- Rusted or lifted flashing at walls and roof vents
- Soft spots or sagging in the roofline
What re-roofing an older Islands home involves
On a home of this age, a full re-roof often uncovers more than worn underlayment. Decking may be stained or soft where past leaks went unnoticed, and original flashing may be corroded. We replace damaged decking, install new underlayment and flashing, and then either relay your tile or install new roofing.
Every roof is different, so the scope depends on what we find. Our Roofing Cost Guide explains the main cost factors, and financing is available if you ask during the estimate.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
Does The Islands HOA cover roof repairs?
For townhomes and patio homes, yes. The HOA covers exteriors and roofs. For single-family homes, the association covers common areas only, so the roof is the owner's responsibility.
I own a patio home in The Islands. Should I call a roofer?
Contact the HOA first, since it covers roofs for patio homes and townhomes. Hiring your own roofer could create conflicts with the association's work.
How old are the homes in The Islands?
The first homes were finished in 1986, and the community was built in phases. Many homes date to the late 1980s.
Do Islands homes have tile roofs?
Many of the Spanish-style homes have tile roofs, and a 1987 Windhaven home confirms it. We check the material on every home before recommending work.
My Islands home is from 1987. Does the underlayment need replacing?
If it's original, it's very likely worn out. Felt underlayment typically lasts about 20–25 years in Arizona. An inspection will confirm its condition.
Can you keep my existing tile when you re-roof?
If the tile is in good condition, we can lift and relay it over new underlayment, replacing broken pieces. That keeps the original look.
What happens if you find rotted decking?
We replace the damaged sections before installing new underlayment. We'll show you the problem and explain the change before going further.
