Waterfront living, Arizona roofs

Pinelake Estates is marketed for its waterfront homes on community lakes, with walking paths and a playground. Listing directions go east on Chandler Heights Road, then north on Pinelake Way. Streets include E Crescent Pl, E Tonto Pl, S Nevada St and E Coconino Pl.

Lakes don't change how the sun treats a roof. Homes here face the same heat, UV and monsoon storms as the rest of Chandler, and their tile roofs age on the same timeline.

Where 20–23 year old roofs stand

Trend Homes built Pinelake Estates from 2003 to 2005. Felt underlayment under concrete tile commonly lasts 20–25 years in Arizona, so these roofs are now in that range.

Some will hold up for a few more years; others are already letting water through in heavy rain. The only way to know is to look under the tile, which is what our roof inspections do.

Five floor plans, different roof lines

Pinelake Estates was built with five model plans: Sonata, Harmony, Melody, Portales and Prelude. Different plans mean different roof shapes, and roofs with more valleys, hips and wall transitions have more places for water to find a way in.

If neighbors with the same plan have had leaks in a specific spot, it's worth checking that area on your own roof too.

Condos and basements

Pinelake Estates includes some condo units on S Pinelake Way. If you own a condo, check whether your association handles the roof before scheduling work. Responsibility varies.

Some homes here also have basements, which is unusual in Arizona. A roof leak that travels down an interior wall can reach a lower level, so it's especially important to catch problems early in homes with basements.

Your options

We'll recommend the option that fits your roof's condition. Learn more about tile roofs, repairs and roof replacement.

  • Targeted repair: replace broken tiles, reseal flashings and fix a local leak
  • Tile underlayment replacement: lift the tile, install new felt and flashings, reset your tile
  • Full replacement: new tile and underlayment when the deck or tile can't be saved
  • Storm repair: document and fix monsoon damage

Signs to watch for between inspections

You don't need to climb on the roof to spot trouble. Most early warnings show up inside the house or from the yard.

  • Ceiling stains or bubbling paint, especially on the top floor
  • Damp spots or a musty smell in a basement after heavy rain
  • Cracked or slipped tiles visible from the walking paths or street
  • Dark felt showing along the lower edge of the roof
  • Gutters overflowing at the same corner every storm

Monsoon and HOA notes

Each year, monsoon season covers June 15–September 30. After a storm, look for broken tile and new ceiling stains, and call our storm damage repair team if you find any.

We don't have the Pinelake Estates HOA's roofing rules. Most Arizona HOAs review changes to roof color or material, so check before choosing new tile.

Who built Pinelake Estates?

One MLS listing names Trend Homes as the builder.

When were Pinelake Estates homes built?

Sources date them to 2003–2005.

Is my Pinelake Estates roof due for a re-felt?

Possibly. At 20–23 years old, the underlayment is in its typical end-of-life window. An inspection will show whether you need repairs now or a re-felt.

Does living by the lake affect my roof?

Not much. Your roof faces the same sun, heat and storms as any other Chandler home.

Who handles roofs for Pinelake Estates condos?

It depends on your condo association. Check with them before scheduling roof work.

Why does a basement matter for roof leaks?

Water from a roof leak can travel down walls to lower levels. Catching leaks early helps prevent damage on more than one floor.

What floor plans are in Pinelake Estates?

Five model plans: Sonata, Harmony, Melody, Portales and Prelude.

Do you work on the condo roofs in Pinelake Estates?

Yes, when the owner or association hires us. Because roof responsibility for condos depends on the association, we confirm who is authorizing the work before we start.

What does a re-felt cost?

Pricing follows roof size, pitch and condition. Our Roofing Cost Guide explains more, and we'll write up an estimate once we've inspected. Financing is available.
