Morrison Ranch's earliest homes
Higley Groves sits in the northern part of Morrison Ranch, north of Elliot Rd. Shea Homes and Trend Homes built its homes around 2000–2001, and Greystone built in the neighboring Higley Groves West. These are among the first homes in all of Morrison Ranch.
The streets are tree-lined and tied into the Morrison Ranch greenbelt system. The roofs, though, have now seen about a quarter-century of Arizona summers, and that's the main thing driving roofing decisions here.
At 25 years, the underlayment question
Tile roofs from 2000–2001 are past the 20–25 years that felt underlayment usually lasts in our heat. The tile on top may still be fine, but the waterproof layer beneath it has likely become brittle, especially at the eaves and in the valleys where water concentrates.
That's why homes in Higley Groves are strong candidates for underlayment replacement. Waiting for a leak can mean paying for drywall and decking repairs on top of the roof work. A roof inspection shows exactly how worn the underlayment is.
How a lift-and-relay works
When the tile is still sound, we can usually keep it. Here's what the process looks like on a typical Higley Groves home:
- We remove the tile carefully and stack it on the roof or nearby.
- We strip the old underlayment down to the deck and check the decking.
- We replace any soft or damaged decking.
- We install new underlayment, battens where needed and new flashing.
- We relay your original tile, replacing broken pieces with the closest match.
The result looks like your original roof but has a fresh waterproof layer underneath. If too much tile is damaged or worn, a full replacement may be the better option.
Higley Groves vs. Higley Groves West
The Town of Gilbert lists Higley Groves at Morrison Ranch and Higley Groves West as separate associations. Higley Groves has its own HOA, and homes may also fall under the Morrison Ranch master association. Before changing your roof's look, confirm which associations apply to you and what each requires.
We haven't reviewed their roof rules, but a lift-and-relay that reuses your existing tile usually keeps the appearance unchanged, which tends to make approval simple.
If your roof was already replaced
Some homes in Higley Groves already have new roofs; at least one listing notes it. If yours was redone, ask the previous owner or check your paperwork for when and what was done. A newer roof here needs the same care as any other: replace cracked tiles, keep valleys clear and check flashing after big storms.
