Roofing in Morrison Ranch
Morrison Ranch has homes built from about 2000 to 2022, so a roof in one section can be twice the age of a roof a mile away. Here's how we approach roofing across the whole community.

The short answer
Integrity Roofing repairs and replaces roofs across Morrison Ranch in Gilbert. In the older sections north of Elliot Rd, built around 2000–2008, tile roofs are at or near the age when underlayment usually needs replacing; in newer areas like Lakeview Trails, the work is mostly storm repair and maintenance.

One community, more than 20 years of roofs
Morrison Ranch grew in stages. Listings show homes from 2000 in the Higley Groves West area through 2022 in Lakeview Trails Southeast, with newer southern sections opening in 2019. Shea Homes, Trend Homes, Greystone, US Home/Lennar, Taylor Morrison, Fulton Homes, Toll Brothers and Camelot Homes have all built here.
Tile roofs appear on listings throughout that range. So while the streets share greenbelts and a master HOA, the roofs above them are at very different stages. Knowing your section and build year is the fastest way to know what your roof is likely to need.
Northern sections: the underlayment years
The original sections north of Elliot Rd, including Higley Groves, Higley Estates and Highland Groves, date to roughly 2000–2008. Their tile roofs are approaching or past 20 years, which is when felt underlayment commonly starts to fail in Arizona heat.
For these homes, we usually recommend an inspection before any leak appears. If the tile is in good shape and the underlayment is worn, a lift-and-relay with new underlayment can extend the roof's life without buying all new tile. If both are worn out, a full roof replacement may make more sense.
Southern sections: young roofs, storm checks
Lakeview Trails near Higley Rd and Warner Rd opened in 2019, with homes built through 2022. Those roofs are early in their service life. The main risks are monsoon wind lifting or cracking tiles and damage from work done on the roof by others, such as solar or satellite installations.
A quick check after a big storm is usually all a newer roof needs. If you see displaced tiles or a ceiling stain, have it looked at promptly so a small repair doesn't become a bigger one.
Greenbelts, mature trees and your gutters
Morrison Ranch is known for tree-lined streets, greenbelts and lakes. In the older northern sections, trees planted when homes were new have had two decades to grow. Branches over a roof drop leaves into valleys and can scrape tile in high wind.
Trimming limbs back from the roofline and clearing valleys before monsoon season helps rainwater move off the roof the way it was designed to.
Master HOA and section associations
Morrison Ranch has a master homeowners association, and some sections, such as Higley Groves, also have their own association. We haven't reviewed the roof rules for any of them, so confirm which associations apply to your home and what each requires before you change tile color or style.
Matching the existing roof is the simplest route for approval. For a change, we can provide the product and color details an architectural review typically asks for.
Matching tile across many builders
With so many builders over so many years, tile profiles and colors vary from section to section. A replacement tile that matches a 2001 Shea home won't necessarily match a 2007 Lennar home down the road. We match each repair to the tile on your roof, and we'll tell you if an exact match isn't available.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
What years were Morrison Ranch homes built?
Listing evidence spans 2000 to 2022. The sections north of Elliot Rd date to roughly 2000–2008, while the southern Lakeview Trails area opened in 2019.
Which Morrison Ranch sections are most likely to need roof work?
The older northern sections, such as Higley Groves, Higley Estates and Highland Groves, have tile roofs at or past 20 years. That's when underlayment commonly needs attention.
Are Morrison Ranch roofs tile?
Listings across the community show tile roofs on homes from 2000 through 2022, with at least one noted as concrete tile. We confirm the exact material when we inspect.
Can you replace just the underlayment on my Morrison Ranch roof?
Often, yes. If the tile is in good condition, we lift it, install new underlayment, and relay it, replacing any broken pieces. An inspection tells us whether that or a full replacement fits your roof.
Does the Morrison Ranch HOA need to approve roof work?
Most associations review exterior changes, and some Morrison Ranch sections have their own association in addition to the master HOA. Check with both before changing your roof's look.
My Lakeview Trails roof is only a few years old. Does it need anything?
Usually just a check after major storms and a look at any spots where solar, satellite or other equipment was mounted. Catching a cracked tile early prevents water from reaching the underlayment.
Do trees in Morrison Ranch cause roof problems?
Mature trees can drop debris into valleys and gutters and scrape tile in wind. Keeping branches trimmed back from the roof helps prevent both.
Is your company local to Morrison Ranch?
Yes. Our only office is in Gilbert, and we've been family owned and operated since 1993 under Arizona ROC #096629.
Do you offer financing for a Morrison Ranch roof replacement?
We offer financing; bring it up at your estimate, and see our Roofing Cost Guide for what affects the price of a new roof.
