The 25-year turning point
The Augusta Ranch Golf Club opened on January 15, 1999, and listings show homes from 1999 (one built by Ryland Homes) and 2001 with concrete tile roofs. Homes from that period have now been through about 25 Arizona summers.
That is right in the range when felt underlayment under tile often wears out. In Arizona heat, felt commonly lasts about 20–25 years. The tile may look fine from the street while the layer underneath has become brittle and cracked.
Why an inspection should come first
Not every 25-year-old roof needs a re-felt right away. Underlayment ages differently depending on roof pitch, sun exposure, attic ventilation and how many tiles have been cracked over the years.
A roof inspection includes lifting tiles in several areas to look at the underlayment directly, checking flashings and valleys, and looking in the attic for stains. Then you can decide whether to re-felt now, make targeted repairs, or plan for work in a few years.
What a re-felt looks like on an Augusta Ranch home
- We remove and stack the existing tile, setting aside broken pieces.
- We tear off the old underlayment and inspect the roof deck, replacing damaged sections.
- New underlayment, flashings and vent boots go on.
- We reinstall the original tile, adding matching replacements where needed.
This keeps your home's look and is often costs less than an entirely new roof. See tile roofs for more, and the Roofing Cost Guide for general ranges; every roof is different.
Living on an executive golf course
Augusta Ranch Golf Club is an 18-hole, par-61 executive course designed by Bill Phillips. Shorter holes still produce plenty of wayward shots, and homes along the fairways can end up with cracked tiles.
A cracked tile may not leak right away, but on a roof with aging underlayment it can be the spot where the first leak starts. Have the course-facing side looked at whenever the roof is inspected.
Association rules and tile matching
Augusta Ranch has a homeowners association. We did not find published roof rules, so check with the association before changing tile color or style. When we replace broken tiles, we look for the closest match to your existing profile and color.
Monsoon preparation
Monsoon season, June 15–September 30, is when aging underlayment usually reveals itself. Before summer:
- Clear valleys and gutters of leaves and debris.
- Look for cracked or slipped tiles from the yard.
- Check the attic for old water stains that may point to past leaks.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
How old are homes in Augusta Ranch?
Listings show homes built in 1999 and 2001, and the golf course opened in January 1999. We have not verified the full build range, so check your own property records.
Does my Augusta Ranch roof need a re-felt?
Many homes from 1999–2001 have underlayment in the age range when felt often wears out. An inspection tells you whether to do it now or later.
What roof type is common in Augusta Ranch?
Concrete tile is documented on 1999 and 2001 listings. We confirm the roof type on every inspection.
Can you reuse my existing tile?
Usually, yes. In a re-felt we reinstall your original tile and replace only broken pieces with the closest available match.
Can golf balls crack my roof tiles?
Yes. Homes along the course can have tiles cracked by stray shots, so it is worth checking the course-facing side during inspections.
Do I need HOA approval to reroof in Augusta Ranch?
Check with the Augusta Ranch association before any change to the roof's appearance.
Which school district is Augusta Ranch in?
Listings place Augusta Ranch homes in Gilbert Unified School District, even though the addresses are in Mesa.
Is financing available?
Yes. We can go over financing options with you at the estimate.

Our office is open weekdays, 7 am to 5 pm, and closed on weekends. Call 602-548-3770. If we don't answer, leave a message and we'll return your call within 24 hours.
What should I look for in the attic of an Augusta Ranch home?
With a flashlight, look at the underside of the roof deck for dark stains, water trails or soft spots, especially near valleys, vents and the lower edge of the roof. Old stains may come from leaks that were fixed long ago, but new or spreading ones mean water is still getting in. Note what you see and mention it when you call.
