Estates and Manor: two sections, one roof timeline

The Town of Gilbert lists two associations here, Stonebridge Lakes Estates and the Stonebridge Lakes Manor Association. Plats show about 203 lots in Estates Unit Two and about 123 in the Manor. UDC Homes is the builder named in listings, and the homes we reviewed date from 1989 to 1992.

That puts both sections on roughly the same roof timeline. Original tile roofs here are 33 years old or more, well beyond the 20–25 years felt underlayment usually lasts in Arizona.

What lakeside living means for your roof

Stonebridge Lakes has community lakes, a spa, a playground and a walking path. Living near water is mostly about views, but it can affect a roof in small ways. Trees and landscaping around lakes can drop leaves into valleys and gutters, and open water lets monsoon winds build before they reach the homes.

Keeping valleys and gutters clear helps water drain off the tile instead of backing up underneath. That matters even more when the underlayment is old.

Inspect first, then decide

On roofs over 30 years old, we start with a careful inspection. We look for:

  • Underlayment that is torn, brittle or missing at the eaves
  • Rot or soft spots in the roof deck
  • Corroded or loose fasteners and slipping tiles
  • Worn flashing at walls, vents and chimneys
  • Signs of past patches that may hide larger issues

Choosing the right fix for a 30-plus-year roof

If the tile is still in good condition, an underlayment replacement is often the most practical route. The crew lifts the tile, removes the old underlayment, repairs the deck, installs new underlayment and flashing, and relays the tile.

If much of the tile is cracked or the profile is hard to match, a roof replacement with new tile may make more sense. We will lay out both options so you can compare them.

Ventilation and heat in older homes

Homes from the late 1980s and early 1990s were built to the standards of their day, and attic ventilation varies a lot from house to house. A hot, poorly vented attic bakes the underside of the roof deck and underlayment and can shorten their life.

When we replace underlayment on an older home, we look at the roof vents as part of the job. Damaged or poorly sealed vents are easier to address while the tile is already off than as a separate project later.

Storm season and HOA approvals

Storm season here lines up with the monsoon, June 15–September 30. After a big storm, check for missing or broken tiles, debris on the roof and new stains on ceilings. Our damaged roof page explains what to note and photograph.

We don't have the roof guidelines for either Stonebridge Lakes association. Before changing tile color or style, check with your HOA, and confirm whether your home is in the Estates or the Manor.

Frequently asked questions

Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.

When was Stonebridge Lakes built?

Listings show homes built from about 1989 to 1992. UDC Homes is the builder named in those listings.

What are the Estates and the Manor?

They are the two sections of Stonebridge Lakes, each with its own association: Stonebridge Lakes Estates and the Stonebridge Lakes Manor Association.

How many homes are in Stonebridge Lakes?

Plats in home listings show about 203 lots in Estates Unit Two and about 123 lots in the Manor. Other units may exist.

How old are roofs in Stonebridge Lakes?

Original roofs are 33 years old or more. Some homes have likely been re-roofed since, so check your records.

Does living by the lake affect my roof?

Mostly in small ways. Leaves and debris from landscaping can clog valleys and gutters, and open water lets wind gather before reaching homes.

Can my old tile be reused?

If it is in good condition, yes. Very old tile can be brittle or hard to match, so we check it carefully before recommending reuse.

Do I need approval from my Stonebridge Lakes HOA?

Check with your association, especially for changes to tile color or style. We don't have either association's roof rules.

How much does it cost to re-roof a Stonebridge Lakes home?

Every roof is different. Size, pitch, deck condition and tile reuse all affect the price. Our Roofing Cost Guide explains more.

Do you work weekends?

No. We work Monday through Friday, 7 am to 5 pm, and return messages within 24 hours.

Should I replace roof vents during a re-roof?

It is a good time to check them. With the tile off, damaged or poorly sealed vents can be replaced and flashed properly. We point out any vent issues during the inspection.
