Roofing in Superstition Springs
Superstition Springs grew up around a golf course that opened in 1986. Many of its tile roofs are now old enough that the underlayment, not the tile, sets the schedule.

The short answer
Integrity Roofing inspects, repairs and re-felts tile roofs in Superstition Springs, the east Mesa golf community along US-60. The golf course opened in 1986 and a verified Fulton Homes house dates to 1995, so many original underlayments here are past their typical 20–25 year life.

A golf community from the late 1980s
Superstition Springs is a master-planned community in east Mesa, set along US-60 around the Superstition Springs Golf Club. The course opened in 1986, was designed by Greg Nash, and is listed at 6542 E Baseline Rd. Superstition Springs Center mall is close by.
The community includes 8 subdivisions with single-family homes and townhomes, under a master association, the Superstition Springs Community Master Association. Listings appear in ZIPs 85206, 85208 and 85209. Fulton Homes built here, and a verified Fulton home dates to 1995.
Underlayment is the real clock on these roofs
The 1995 Fulton Homes listing has a concrete tile roof. Concrete tile can last for decades, but the felt beneath it often wears out in about 20–25 years in our heat. A roof that went on in the late 1980s or mid-1990s and has never been re-felt is running on borrowed time.
The fix is usually a tile underlayment replacement, also called a lift and relay: the tile comes off, new underlayment and flashing go down, and the tile goes back on. It is a common project in communities of this age.
Living next to a golf course
Homes along fairways deal with a hazard most neighborhoods do not: stray golf balls. A direct hit can crack a concrete tile, and one broken tile lets sun and rain reach the underlayment below it.
If your home backs onto the course, look over the roof from a distance a couple of times a year, especially on the side facing the fairway. A cracked tile is a small repair when it is caught early.
- Cracked or missing tiles on the fairway side
- Broken pieces in gutters or on the patio
- Stains on ceilings below the damaged area
Townhomes and the master association
With a master HOA and 8 subdivisions, roof responsibility may differ between neighborhoods. We did not find published roof rules for the community, and some townhome associations handle roofs on owners' behalf while others leave it to each owner.
Before planning work, read your sub-association's CC&Rs or ask your manager who owns the roof and whether a change in tile color or profile needs approval. Like-for-like work usually moves faster.
What a roof inspection here should cover
On a 30-plus-year-old tile roof, a good inspection goes beyond counting broken tiles. It checks the underlayment at the eaves and valleys, where wear shows up first, along with the condition of flashing at walls, chimneys and skylights.
It should also look at any flat or low-slope areas, such as patio covers, where coatings may be due. The goal is a clear answer: repair now, plan a re-felt soon, or both.
Timing work around the seasons
Monsoon season runs June 15–September 30, and the heavy rain tends to expose weak underlayment fast. Many owners in older communities like this schedule inspections in late winter or spring so any re-felt can be finished before the storms.
Costs vary with roof size and tile condition; our Roofing Cost Guide explains the main factors. Financing is available if you ask during the estimate.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
Where is Superstition Springs in Mesa?
It is in east Mesa along US-60, around the Superstition Springs Golf Club at 6542 E Baseline Rd and near Superstition Springs Center mall. Listings show ZIPs 85206, 85208 and 85209.
How old are homes in Superstition Springs?
The golf course opened in 1986 and a verified Fulton Homes house was built in 1995. We did not find a full build range, but many homes are 30–40 years old.
What roofs are common in Superstition Springs?
A verified 1995 Fulton Homes listing has a concrete tile roof. Concrete tile is typical of east Mesa homes built in that period.
Do I need to replace my tile roof entirely?
Often not. If the tile is in decent shape, replacing the underlayment and reinstalling the same tile usually solves the problem at a lower cost than new tile.
A golf ball cracked my tile. Is that urgent?
It is worth fixing soon. One broken tile exposes the underlayment underneath to UV and rain, which shortens its life and can lead to a leak.
Who handles roofs in Superstition Springs townhomes?
It depends on your sub-association. Some townhome HOAs handle roofs and some leave them to owners, so check your CC&Rs or ask your management company.
Is there a master HOA in Superstition Springs?
Yes, the Superstition Springs Community Master Association. Your individual subdivision may also have its own rules on exterior changes.
How often should an older tile roof be inspected?
Once a year is a sensible habit for a roof this age, and again after any major monsoon storm. Catching slipped or cracked tiles early protects the underlayment.
