Phase 1 and Phase 2 roofs at 25 years
Listings show Neely Commons Phase 1 homes from 1999 and Phase 2 homes from 2000, all built by Shea Homes with tile roofs. The phases are close enough in age that roofs throughout the neighborhood are at about the same stage.
That stage is the 25-year mark. Felt underlayment under tile commonly lasts about 20–25 years in Arizona, so if your roof has never been re-felted, now is a sensible time to find out how it is holding up.
How a tile roof actually keeps water out
Many homeowners assume the tile is the waterproof layer. It is really the first line of defense. Tile sheds most rain and shields what is beneath it from the sun, but wind-driven rain still gets underneath, and the underlayment carries that water down and off the roof.
When the underlayment dries out and cracks, water that gets past the tile can reach the deck and eventually the ceiling. That is why a roof can look fine from the street and still leak.
Early clues your underlayment is wearing out
You can catch many problems before they cause interior damage. Watch for:
- Leaks that appear only in heavy or wind-driven rain
- Dark, flaky bits of felt in gutters or on walkways
- Tiles that have slid down or out of line
- Water marks on the attic deck or insulation
- A previous patch that keeps leaking nearby
The fix: lift, re-felt and relay
An underlayment replacement is the standard repair for a tile roof whose felt is worn out. We remove the tile, take off the old underlayment, repair any damaged decking, install new underlayment and flashing, and put the tile back. Cracked tiles are replaced with a matching product when one is available.
It is a bigger job than a spot repair but far less than replacing everything. If you want to compare approaches, our tile roofs and roof replacement pages explain the differences.
Community details that matter for roof work
Neely Commons has a community park, a playground, walking paths and cul-de-sac lots, and one listing describes it as between Downtown Gilbert and the SanTan mall area. Cul-de-sac lots can mean a bit more planning for material delivery, which we handle with you before work starts.
The neighborhood has an HOA. We don't have its roof guidelines, so check with the association before changing tile color or style.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
When was Neely Commons built?
Listings show Phase 1 homes from 1999 and Phase 2 homes from 2000. Shea Homes built the neighborhood.
What roofs do Neely Commons homes have?
Tile is the roof type on every Neely Commons listing we checked. The tile often outlasts the underlayment beneath it.
Is my Neely Commons roof due for new underlayment?
If it is original, it is about 25 years old, which is the upper end of typical felt underlayment life in Arizona. An inspection tells you whether it needs replacing now or can wait.
Why does my roof leak only in heavy storms?
Wind-driven rain gets under tile more easily, and worn underlayment can no longer carry that water off. Leaks that show up only in big storms often point to aging underlayment.
Where is Neely Commons?
Neely Commons is in Gilbert's 85296 ZIP code. One listing describes it as between Downtown Gilbert and the SanTan mall area.
Do I need HOA approval for roof work?
We don't have the Neely Commons HOA's roof rules. Check with the association before changing tile color or style; like-for-like work usually keeps the home's look the same.
Can I have only part of my roof re-felted?
Sometimes, if the damage is limited to one area and the rest is in good shape. On a 25-year-old roof, though, the underlayment is usually aging everywhere.
How much does an underlayment replacement cost?
Every roof is different. Size, pitch, tile breakage and deck repairs all affect the price. Our Roofing Cost Guide explains the factors.
Do you offer financing?
Yes. Financing is available; ask about it during your estimate.
What if only one area of my ceiling is stained?
A single stain can come from a cracked tile, a flashing gap or worn underlayment in one spot. An inspection pins down the source, so you fix the cause instead of just repainting.
Did the previous owner already replace my underlayment?
Look through your disclosures, inspection report and any permits for roof work. If there are no records, the underlayment visible at the eaves during an inspection usually gives a clear answer.
