The short answer

Integrity Roofing repairs, inspects and replaces tile roofs in Coronado Ranch, a master-planned community in south Gilbert. Homes here were built about 2001–2004, so most original roofs are roughly 21–25 years old and many are due for underlayment replacement. Call 602-548-3770, Monday through Friday, to schedule an estimate.

A community whose roofs are aging on the same schedule

The Coronado Ranch Community Association covers 998 units, and the homes went up in a fairly tight window, about 2001–2004, by builders including KB Home, D.R. Horton, Beazer Homes and Province Homes. Listings show tile roofs throughout.

When a whole community is built in three or four years, the roofs tend to reach the same milestones together. Right now, many Coronado Ranch roofs are around 21–25 years old, the range when felt underlayment beneath tile typically gives out in Arizona.

What happens to underlayment after two decades

Tile sheds most rain, but some water always gets underneath. The underlayment is what carries that water off the roof. After years of attic-level heat, the felt dries out, shrinks and cracks, especially at the laps and around nails.

Once that happens, water that slips past the tile can reach the wood deck. You may see it as a ceiling stain, but it often starts as hidden rot that only shows up later. Catching it early usually keeps the fix simpler.

Your options, from smallest to largest

We size the work to what your roof actually needs:

  • Repair: replace cracked tiles, reseal flashing and clear valleys
  • Partial underlayment replacement: re-felt one problem slope or area
  • Full underlayment replacement: lift all tile, install new underlayment and flashing, relay sound tile
  • Full replacement: new underlayment and new tile when the existing tile is too damaged to reuse

Patio covers and other low-slope areas

Some homes in communities like this have patio covers or additions with low-slope sections that cannot hold tile. Those areas need a different roof system, such as a flat roof membrane, spray foam or an elastomeric coating, and they age on their own schedule.

If your home has one of these areas, ask us to look at it during the same visit. Where a low-slope section meets the tile is a common leak point.

Before you call your HOA

Coronado Ranch is managed by Heywood Community Management. We don't have the association's roof rules, so check with management before changing tile color or profile. Many Gilbert associations require approval for that kind of change.

Re-felting and relaying your existing tile generally leaves the home looking the same. If new tile is part of the plan, we can supply the product details an approval request may ask for.

Frequently asked questions

Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.

When were Coronado Ranch homes built?

Subdivision data puts construction at about 2001–2004, and sampled listings show homes from 2002 and 2003. The association itself was formed in March 2000.

How many homes are in Coronado Ranch?

The Coronado Ranch Community Association covers 998 units, according to AZ HOA Watch.

Are Coronado Ranch roofs due for underlayment replacement?

Many are getting close or are already there. Original roofs are about 21–25 years old, and felt underlayment under tile commonly lasts about 20–25 years in Arizona.

What roof type is common in Coronado Ranch?

Listings we reviewed show tile roofs. The tile can often be reused when the underlayment is replaced.

Who manages the Coronado Ranch HOA?

Heywood Community Management manages the association. Contact them about any roof approval requirements.

Can you replace just one section of underlayment?

Sometimes. If damage is limited to one slope or area and the rest of the roof is in good shape, a partial re-felt can work. If the felt is worn everywhere, a full replacement is usually more cost-effective over time.

Do you work on patio roofs as well as tile?

Yes. We work on flat roofs, spray foam and elastomeric coatings, which are common on low-slope patio covers. We can look at both during one visit.

How much will my Coronado Ranch roof cost?

Every roof is different, so we price each one after an inspection. Our Roofing Cost Guide explains what affects the price.

When is the best time to schedule roof work?

Spring is ideal, before monsoon season begins June 15. That said, we work on roofs year-round, Monday through Friday.

Who built the homes in Coronado Ranch?

Builders included KB Home, D.R. Horton, Beazer Homes and Province Homes. Roofs across these builders are tile, so the care plan is similar no matter which one built your home.

Is it worth re-felting if I plan to sell in a few years?

It can be. A buyer's inspector will note a tile roof in the 20–25 year range, and new underlayment answers that question. An inspection first tells you whether the work is needed now or can wait.
