Old and new under one name
Cooley Station is a village-style, mixed-use community with tree-lined streets and green space. Building started years ago and hasn't stopped: listings show a 2006 Phase 2 home by Capital Pacific Homes and new Fulton Homes construction in 2026.
Both use tile roofs, but they're at opposite ends of their lives. A roofer who treats every Cooley Station home the same isn't paying attention, so we start by asking when your home was built.
2006-era roofs in the early phases
The earliest homes are about 20 years old now. Concrete tile holds up well, but felt underlayment beneath it typically lasts about 20–25 years in Arizona, and the hottest, most exposed slopes often wear out first.
If your home is from the early phases and the roof has never been worked on, an inspection is the best next step. We'll check the underlayment at the eaves and valleys and tell you whether a repair, a lift-and-relay or a replacement fits the roof's condition.
Just moved into a new build?
If you bought one of the newer homes, your roof should be in great shape. Still, it's worth knowing what your builder's warranty covers and for how long. Keep your closing paperwork handy and report any roof concerns to the builder while coverage applies.
After coverage ends, or for damage that isn't covered, such as storm damage or tiles cracked by other trades, we can handle the repair.
Concrete tile: strengths and weak spots
Concrete tile is common across Gilbert because it handles heat and sun well and lasts a long time. But it has weaknesses worth knowing:
- It can crack if someone walks on it the wrong way
- Wind can shift edge and ridge tiles during monsoon storms
- It hides worn underlayment, so leaks seem to appear suddenly
- Flashing and sealant around penetrations age faster than the tile
Patio roofs, casitas and additions
Some Cooley Station homes may have a flatter roof over a patio, casita or addition. Water moves off a low-slope surface more slowly than off pitched tile, and the sun wears down its protective coating year after year.
We repair and recoat these areas with elastomeric coatings or spray foam, and we can look them over whenever we check the main roof.
Which association covers your home?
Cooley Station has more than one homeowners association, including the Cooley Station HOA and the Cooley Station North Community Association. Find out which one your home belongs to before planning a roof change. We haven't reviewed their roof rules, but matching repairs are usually the simplest to approve.
Monsoon prep and how to reach us
Monsoon season runs June 15–September 30. Before it starts, clear debris from valleys, replace any cracked tiles and check flat patio sections for worn coating. After big storms, look from the ground and call if something looks off.

Frequently asked questions
Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.
When were Cooley Station homes built?
Listings show homes from 2006 through new construction in 2026, and the community is still building.
Who built homes in Cooley Station?
Capital Pacific Homes built in the early phases, and Fulton Homes is building newer sections.
What kind of roofs are in Cooley Station?
Listings from both 2006 and 2026 show tile roofs, including concrete tile.
Does my 2006 Cooley Station roof need new underlayment?
It may be time to check. Felt underlayment commonly lasts about 20–25 years in Arizona, and early homes are reaching that range.
My new Cooley Station home has a roof leak. What should I do?
Contact your builder first if the home is still under warranty. If coverage has ended or the issue isn't covered, call us for a repair.
Can workers from other trades damage my tile roof?
Yes. Solar, HVAC and satellite installers can crack tiles by walking on them. If someone has been on your roof, it's worth a check.
Which HOA covers my Cooley Station home?
Cooley Station includes the Cooley Station HOA and the Cooley Station North Community Association. Check your closing documents or ask your management company.
Do you repair flat roofs on Cooley Station homes?
Yes. We repair and recoat flat and low-slope sections using elastomeric coatings or spray foam.
How do I contact you about a Cooley Station roof?
We answer 602-548-3770 Monday through Friday, 7 am to 5 pm, and the office is closed on weekends.
Why do concrete tile leaks seem to start suddenly?
The tile hides the underlayment, so wear builds up out of sight for years. When the underlayment finally cracks through, the first sign is often a stain that shows up after one heavy storm.
