The newest corner of Morrison Ranch

Fulton Homes opened Lakeview Trails in January 2019, and its 133-home section was the largest neighborhood in Morrison Ranch at the time. Taylor Morrison built its Landmark Collection here, and Toll Brothers built Lakeview Trails North and Southeast, with a 2022 Southeast home showing a tile roof.

Compared with the northern Morrison Ranch sections from the early 2000s, these roofs are more than 15 years younger. Underlayment replacement is a long way off. The priorities here are keeping the roof intact and fixing damage quickly.

Monsoon damage on a young roof

A new roof isn't immune to storms. During monsoon season, June 15–September 30, strong gusts can lift edge and ridge tiles, and wind-blown debris can crack them. Heavy rain then finds any gap.

After a big storm, walk around your home and look up. If you see tiles out of place or pieces on the ground, call us for a storm damage check. Catching it early keeps water away from the underlayment and the deck.

  • Shifted or missing ridge caps
  • Tile pieces in the yard or on the patio
  • Debris lying on the roof
  • New water spots on ceilings or in the garage

Energy-efficient homes and roof ventilation

Fulton Homes built its Lakeview Trails homes to Energy Star and Indoor airPLUS standards. Homes like these depend on attic ventilation and sealed roof penetrations working as designed.

Any roof repair on an energy-certified home should keep vents clear and flashing tight. When we work on these roofs, we take care not to block or damage roof vents, and we reseal penetrations so they keep out both water and dust.

Adding solar or a satellite dish? Protect the roof

Newer homes often get solar panels or other equipment in their first few years. Each mounting point goes through the tile and the underlayment, and installers can crack tiles by walking on them.

If you've had equipment added and notice a leak or broken tiles afterward, we can replace damaged tiles, reflash the mounts and check the underlayment around them.

Builder warranty questions

With homes this new, some roofs may still be covered by a builder or manufacturer warranty. Check your closing documents before scheduling repairs so you know what's covered. If the damage is from a storm or falls outside coverage, we can handle the repair.
