Roofing in Ocotillo

Ocotillo is one of Chandler's best-known lake and golf communities, and its roofs span about three decades. Here's how that age range shapes the roof work your home is likely to need.

The short answer

Integrity Roofing, a family-owned contractor based in Gilbert and in business since 1993 (Arizona ROC #096629), repairs, inspects and replaces roofs throughout Ocotillo. Because homes here range from the mid-1990s to the 2020s, the right service depends on your neighborhood: original tile roofs from the 1990s often need underlayment work, while newer roofs mostly need inspections and storm repairs.

Roof age in Ocotillo depends on the neighborhood

Ocotillo isn't one subdivision. It's a master-planned community of about 40 separate neighborhoods, and they weren't all built at once. Most homes went up in the 1990s and 2000s, building continued into the 2010s, and a few homes were completed in the 2020s.

That spread matters for your roof. A home in the Estates at Ocotillo built in 1996 has a roof that's roughly 30 years old, while the Villas at Villa Del Lago, which Standard Pacific Homes opened in 2015, are only about a decade in. Two homes a mile apart can need completely different work, so we begin every Ocotillo visit by confirming when the house was built and whether the roof has ever been redone.

What the original 1990s roofs usually need now

Pitched roofs from that era in the Chandler area were commonly finished with concrete tile over felt underlayment. The tile can last for decades, but felt underlayment under the Arizona sun usually wears out in about 20–25 years. For any roof in Ocotillo's earliest neighborhoods that is still original, that window has already closed.

When underlayment fails, water that slips past the tile no longer drains off cleanly. Early signs are easy to miss: a faint ceiling stain near an outside wall, a musty attic, or dark spots on the roof deck. The usual fix is a tile underlayment replacement, where we lift the tile, install new underlayment and flashing, and relay the sound tile.

Townhomes, patio homes and condos

Ocotillo mixes detached houses with townhomes, patio homes and condos. On attached homes, one roof often runs across several units, so a leak above your neighbor's garage can be the same problem that's staining your ceiling.

Who pays for and schedules roof work on attached homes varies by association, and we don't have those rules for each Ocotillo neighborhood. Check your own HOA documents first. If the roof is your responsibility, we can inspect it and explain what we find in a way you can share with the neighbors who share it.

Lakes, fairways and your tile

The community is built around interconnected man-made lakes filled with reclaimed water from a City of Chandler treatment plant, plus the 27-hole Ocotillo Golf Club, which Ted Robinson designed in 1986. Plenty of homes back onto water or fairways.

Homes along a golf course can collect cracked or chipped tiles from stray balls. A single broken tile seems minor, but it exposes the underlayment beneath it to direct sun and rain. If you hear a thump on the roof or spot tile fragments in the yard, have the area checked before monsoon season.

Getting through monsoon season

Arizona's monsoon season runs June 15–September 30, and the strongest storms bring wind gusts, sideways rain and blowing debris. On tile roofs, the common damage is slipped or broken tiles along ridges and edges, and lifted flashing around walls and vents. Our roof inspections page explains what a post-storm check covers.

  • Walk the yard after a big storm and look for tile pieces on the ground.
  • Check ceilings and the tops of exterior walls for new stains.
  • Clear leaves and debris from valleys and roof-to-wall corners in late spring.
  • Schedule an inspection if anything looks out of place rather than waiting for a leak.

Planning roof work in a gated section

Some Ocotillo neighborhoods are gated and some are open. If yours is gated, share the gate code or access instructions when you book so our crew isn't stuck at the entrance. For a replacement or any change to the roof's look, most master-planned HOAs require architectural approval before work starts; ask your association what it needs and we'll provide product details for the request.

Frequently asked questions

Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.

How old are the roofs in Ocotillo?

It depends on the neighborhood. Most Ocotillo homes were built in the 1990s and 2000s, so many roofs are 20–30 years old, but some neighborhoods were built in the 2010s and a few homes in the 2020s.

Do the oldest Ocotillo homes need a new roof?

Not always. If the tile is in good shape, replacing the worn underlayment and relaying the existing tile is often the right repair. An inspection tells you whether that will work or whether a full replacement makes more sense.

Who handles roof repairs on Ocotillo townhomes and condos?

That depends on your association's rules, which vary. Check your HOA documents to see whether the roof is maintained by the association or by the owner before scheduling work.

Can golf balls damage a tile roof?

Yes. A direct hit can crack or chip a concrete tile, which leaves the underlayment exposed. Homes along the Ocotillo Golf Club fairways should have broken tiles replaced promptly.

Do I need HOA approval before re-roofing in Ocotillo?

Most master-planned communities require architectural approval for changes to a roof's appearance. Ask your HOA what it needs; we can supply tile color and product details for your application.

What should I check after a monsoon storm?

Look for tile pieces in the yard, displaced ridge tiles, and new ceiling stains. If you see any of those, schedule an inspection before the next storm.

Will your crew be able to get into a gated Ocotillo neighborhood?

Yes, as long as we have access. Give us the gate code or instructions when you schedule and we'll pass them to the crew.
