Roof repair and care in Cadence at Gateway

Cadence at Gateway is one of Mesa's newest master-planned communities, with homes going up since 2018. Its roofs are young, and keeping them that way is mostly about catching small problems early.

Tile roof underlayment replacement

The short answer

Integrity Roofing repairs and inspects tile roofs in Cadence at Gateway from our Gilbert office a short drive away. Since homes here were built from 2018 onward, roof issues are usually slipped or broken tiles, flashing gaps, solar-related leaks and monsoon damage rather than age-related replacement. Call 602-548-3770 to schedule an estimate.

Roofs in their first years

Phase one of Cadence opened in October 2018, and homes by Lennar, Pulte, David Weekley and Gehan have been built since. A 2019 Lennar home listing shows a concrete tile roof, and that is what we expect across most of the community, though we verify on each visit.

A roof this new is still well inside its expected life. Problems at this age tend to come from outside forces rather than wear: a storm, a crew walking on tile, a new penetration, or a detail that was not quite right when the house was built.

Common problems we look for on 2018-and-newer homes

When we inspect a newer tile roof, these are the items most likely to need attention.

  • Slipped or cracked tiles, often near ridges, hips and roof edges
  • Ridge and hip mortar or fasteners loosened by wind
  • Flashing at walls, chimneys and skylights that has pulled away or lost its sealant
  • Pipe and vent boots starting to dry and crack in the sun
  • Broken tiles and loose flashing around solar mounts added after move-in
  • Debris build-up in valleys that slows water and pushes it under tiles

Getting through your first monsoon seasons

Many Cadence homeowners have only been through a handful of Arizona monsoon seasons in their house. The season runs June 15–September 30, and its storms bring sudden high winds, heavy rain in short bursts and blowing dust.

Before summer, clear leaves from valleys and gutters and look at the roof from the yard for anything out of place. After a severe storm, check again and look inside at ceilings near exterior walls. A tile that shifts an inch can let a lot of water reach the underlayment, so a quick repair after a storm is far better than waiting. Learn more on our storm damage page.

Buying or selling a newer Cadence home

Even a five-year-old house can have roof issues a buyer should know about. A roof inspection during escrow looks at tile condition, flashing and penetrations in more detail than a general home inspection usually can.

If you are selling, fixing cracked tiles and loose flashing before listing removes an easy negotiating point. Keep receipts and reports so the next owner knows the roof's history.

HOA approval and matching tile

Cadence at Gateway has an HOA, and like most master-planned communities it likely reviews exterior changes. We did not find published roof rules, so check your HOA documents or ask the management company before any work that alters the roof's appearance.

For repairs, the goal is to match the existing tile profile and color so the fix is hard to spot. With newer homes the original tile is often still available or closely matched, which keeps repairs simple. If a match is not possible, we will tell you before work starts so you can talk to the HOA.

We work across Mesa and the rest of the East Valley from our Gilbert office. For more on how we approach repairs, see roof repair and maintenance.

Frequently asked questions

Still have a question? Call the office at 602-548-3770, Monday to Friday, 7 am to 5 pm.

What roof type do Cadence at Gateway homes have?

A 2019 Lennar listing in Cadence documents a concrete tile roof, and concrete tile is typical for homes built in the area since 2018. We confirm the roof type on every home we visit.

My Cadence home is only a few years old. Why would it leak?

Most leaks on newer homes come from a cracked or slipped tile, a flashing detail, a vent boot or a solar mount rather than worn-out materials. These are usually straightforward repairs if caught early.

Does monsoon season affect new roofs in Cadence?

Yes. Monsoon wind can lift tiles on any roof regardless of age, and heavy rain finds any gap. Check your roof after strong storms and call if you see tile pieces on the ground or new stains inside.

Do I need to contact my builder before calling a roofer?

If your builder paperwork may still cover workmanship items, review it first. For storm damage or anything outside that coverage, we can inspect and repair the roof.

Will my HOA need to approve a roof repair?

Repairs with matching tile usually do not change the look of the house, but HOA rules vary. Ask your HOA before any work that changes tile color, profile or material.

Should I get a roof inspection when buying a home in Cadence?

It is a good idea even on newer homes. A dedicated roof inspection catches cracked tiles, flashing problems and damage around solar mounts that a general inspection can miss.

How long before a Cadence roof needs underlayment work?

Felt underlayment under tile often lasts about 20–25 years in Arizona, and some synthetics last longer. For homes built from 2018 on, that is likely many years away, so regular inspections are the main task for now.

Can I get financing for roof work?

We do offer financing, and we can explain how it works while we go over your estimate.
